The cosy beamed sitting room with brick fireplace (for log fires in the winter) has freeview digital TV, DVD and video recorder, radio/CD player, and comfy cottage sofa and chairs. Bend your head as you pass through the little door into the well-equipped kitchen, with electric cooker, fridge freezer, microwave and dining area. Go on through the lobby, with door to the garden, to the bathroom and toilet.

Upstairs is a large vaulted double bedroom and, leading off through a latched door, is a twin bedded room with sloping ceilings.  Both bedrooms have lovely views over the adjacent farmland.

Outside in the garden, there is a table and chairs, two sun loungers and a small barbecue for those long summer evenings. Beyond the trellis fence and gate is the natural part of the garden where dogs can be exercised.

The cost of full central heating, hot water and electricity is included in the price of your stay, as is bed linen and teatowels.  Children are welcome and a travel cot can be provided on request (but please bring your own bedding for this).  Your well-behaved pet is also welcome, but downstairs only please! (there is a small additional charge).

 

We regret smoking is forbidden on the premises.

Access Statement for Vine Cottage, Stanhoe, Norfolk

 

Introduction
Vine Cottage is a traditional 19th century, mid terrace, brick and flint former farmworkers' cottage in a quiet unmade-up narrow lane in the centre of the village of Stanhoe. There is no through traffic past the front door and the situation is peaceful and rural.

 
Pre-Arrival
• Our website, www.vinecottagenorfolk.co.uk gives details (with pictures) of our facilities, local area, prices and a map of the location. Enquiries can be via the email link from the site or by phone.
• All enquirers are directed to our website as above. Booking forms are emailed but can be also sent by post on request.
• Payment is in advance as per the instructions on the booking form; we regret that payment by card is not available.
• All guests are sent arrival instructions, directions and a sketch map.   

 
Arrival & Car Parking Facilities
• All guests are met personally at an arranged time by our manager, who gives out the keys, shows guests round the cottage and answers any questions.
• The grass/gravelled car parking area (will take 2 cars tandem) is immediately opposite the front door, a level walk 10m across the lane, which has an uneven surface in places.  

 
Main Entrance
• The front door, immediately opposite the car parking space, is under the trellis porch (with lantern light). It is hinged on the left, dimensions 73cmWx160cmH and the doorhandle and keyhole are on the right, 94cm from groundlevel. Step over the door sill (4cmH) down into the living room (drop 12cm). Light switches for the living room, porch and upstairs are on the right. Immediately on the right is the bottom step of the staircase (max 74x80cm) and then the newel post to the stairs, 85cm from the front door; the max clearance between the opened door and newel post is 70cm.

 
Stairs and Landing
• The stairs rise from the living room immediately to the right of the front door on entry, bottom stair as above.  
• The stairs rise in a straight line to the first floor landing area which opens level on the left into the open-plan main bedroom. The lowest head clearance is 185cm.  
• There are 9 wooden stairs, each 75cmWx25cmD, with a rise of 20cm between each. The stairs are open tread.
• On ascent, there is ranch-style railing on the left and a handrail on the wall on the right, both 90cm above the treads.
• At the top, mounted on the ranchstyle railing, is a safety strip light operated by a pullcord.
• At the bottom 1st tread, a wooden safety gate is mounted on the righthand wall, hinged right and opened back against the wall.

 
Living room
• The living room is all on one level, carpeted in light green short pile wool-mix carpet. 2 nonslip mats are placed just inside the front door. Lighting is by wall lights with a 2-way switch beside the front door and next to the kitchen doorway.
• On the wall opposite the stairs is a protruding redbrick chimneybreast and hearth, with working grate and a small rug in front of the hearth. In the alcove left is a digital TV with teletext, DVD and video players each with remote controls and written instructions. The alcove right has a built in bookcase with radio/CD player with remote control and instruction book, books and maps, guides and tourist information leaflets. A wooden chest is housed under the bookshelves, protruding 58cm into the room.  Children’s books and games are in the black cupboard under the stairs.
• There is a 2-seater sofa and 2 matching armchairs, all fabric covered and moveable, and side table to the sofa with lamp.
• The radiator is under the front window.
• The doorway to the kitchen, in the wall opposite the front door, is 68cmWx155cmH. There are 2 steps down into the kitchen, 1st 7cm drop and 2nd 12cm drop.   


Kitchen/Diner and Rear Lobby
• The kitchen/diner is entered from the doorway from the living room (see above). To the left of the doorway is the light switch; lighting is by spotlights/under cupboard lighting. The flooring is non-slip ceramic tiling.
• Along the the right hand wall is the radiator and the dining area, with wooden oblong table and bench style seating.
• Along the left hand wall is a fridge freezer (freezer at the bottom) then worksurface 190cmLx60cmDx92cmH, with 1 drawer/2 cupboards under. 3 wallcupboards and 2 open shelves are over the worksurface.
• Opposite (under window) is a worksurface 235cmLx60cmDx92cmH with inset sink (lefthand drainer) with lever taps, and 4 drawers/2 cupboards under.
• Across the end wall between the 2 surfaces above is a ceramic hob with oven under; the drop down oven door handle is 72cmH and easyclean hob 92cmH. The hob controls are on the right of the hob,  the main cooker switch is to the right on the wall behind and the oven controls are above the oven door handle. Double electric sockets are mounted on the walls above the lefthand worksurface (2) and to the right and left of the sink. The switch for the extractor fan is next to the socket to the left of the sink. Instruction books for the appliances are in the 2nd drawer to the right of the sink with spare lightbulbs.
• All crockery and glassware is in the wall cupboards and cutlery in the drawers.  Kitchenware is in the floor cupboards.
• Leading from the dining area, opposite the doorway from the living room, is the wooden door to the rear lobby and bathroom, hinged on right opening back into kitchen, the doorhandle on the left 100cm from the floor. The door sill between the kitchen and rear lobby is 12cmHx8cmW. A fire blanket is mounted on the wall to the left.
• In the rear lobby, on the left wall are light switches for the lobby and outside the back door, then 4 coat hooks on which hang a broom and bag for barbecue. The floor is laminated oak boards.
• On the left side of the lobby is the door to the back garden, 74cmWx192cmH, hinged on the right with the handle and keyhole on the left 124cm from the floor. The door sill is 13cmWx8cmH.
• To the right of the door from the kitchen is an alcove for storing the vacuum cleaner and ironing board and then a built-in tank cupboard, the central heating/hot water programmer mounted on the side at 120cm from the floor and the fire extinguisher above.
• Facing the door from the kitchen is the sliding door to the bathroom.
  

 Laundry
• An ironing board is kept next to the cupboard in the rear lobby, there is a freestanding/over bath airer in the bathroom and an iron in the bottom righthand drawer in the kitchen. In the cupboard under the kitchen sink there is a small supply of washing powder and clothespegs. There is a washing line in the back garden approx 18m from the back door (beyond the trellis gate).

 

Bathroom, Shower & WC  
• The bathroom is entered from the rear lobby on the ground floor by a sliding door (slides to left to open), 62cmWx190cmH. The bolt is on the right on entry, 108cm from floor. To the left of the door on entry are 2 pullcords, the 1st for the light/extractor fan and the 2nd for the shower.
• The toilet is immediately to the left, height of seat 43cm. Facing, the distance to the left is 16cm (to the wall), to the right 65cm (to the bath). The flush button is central on the cistern.
• The washbasin is to the right of the toilet, 82cmH, under the window.
• The bath is to the right of the basin (on wall opposite door), 168cmLx69cmWx55cmH and there is a grab handle on each side.
• There is an electric power shower wall-mounted over the tap end of the bath. There is a shaver point on the right hand wall on entry 90cmH, above the radiator.
• The flooring is non-slip adhesive tiling.

 

Bedrooms
• The main bedroom is open-plan from the top of the stairs, max area between top of stairs, end wall and newel post (landing) 80cmx78cm.
• The bedroom is carpeted in light beige, shortpile wool-mix carpet, there is a central ceiling light with switch at the top of the stairs on the right (2-way with switch by front door) and bedside lamps on chests to each side of the bed. There is a pine wardrobe and matching dressing table/chair.
• The pine 4'6 double bed (height 50cm incl mattress) has a cotton/polyester-filled mattress topper, non-feather pillows and duvet and all bedding is cotton rich with extra fleece blanket.
• The space to the left of the bed (as if lying in bed) is 52cm up to the radiator and to the right of the bed 160cm to the wall.
• 100cm along the wall from the top of the stairs is the wooden latched door to the 2nd bedroom, 50cmWx157cmH, hinged on the right and opening back against the main bedroom wall.

• The second bedroom is entered from the main (door as above), down 2 steps, 1st step 17cm drop, 2nd 35cmW and 20cm drop to floor and is carpeted with rosepink, short pile wool-mix carpet.
• The light switch is on the left wall on entry, lighting is by wall lights above the bedheads and there are bedside lamps on chests to the side of each of the beds.
• There are two 3' single pine beds on opposite sides of the room, each 41cmH incl mattress. Bedding is as for the main bedroom. Both beds are placed against a side wall, distance between the beds is 190cm. Sloping ceilings give each bed max height clearance 140cm and min height clearance 85cm from mattress.
• The radiator is at the foot of the right-hand bed on entry.

Garden
• The back garden is accessed from the back door in the rear lobby and is approx 30m long.

• There is an outside tap on the right wall from the back door at 70cm from groundlevel for guests to wash muddy boots and dogs.
• The area from the back door to the lawn, approx 4m is gravelled and has 2 protruding drains, one on the back of the house and the other on the righthand wall below the outside tap.
• The garden is divided into 2 areas by a flowerbed and trellis fence, with wooden gate 90cmWx105cmH, hinged right with bolt fastening on top on left, under a trellis arch (90cmW) in the middle; the area nearest the cottage is lawned, with the oil tank on the righthand side (surrounded by trellis fencing). The further area is natural under trees and shrubs (the ground is very uneven) and dogs may be exercised here. There is a pond immediately behind the rear fence of the property. Distance from the edge of the gravelled area to trellis gate is approx 13m.
• The garden is fully fenced; there is a gate at the end of the lefthand side wall from the back door which gives access and right of way across the back of the adjoining 2 properties to a gate back into the lane (strictly for utilities and emergency use only).

 
Outdoor Facilities
• There is a garden bench under the front window 1m to the left of the front door (facing the property) which faces south.
• In the back garden, there is a glass-topped round table,  4 folding chairs and 2 folding loungers with webbed plastic seats, kept in the plastic garden store. There is a small portable barbecue (guests provide own charcoal); grid, foil and Brillo pads for cleaning are in a bag hanging on the hooks inside the back door, as is a garden umbrella.

 

Shop

• The nearest shop and post office is a Spar general store in Docking village, 2mls west on B1155.
• There is a variety of shops and a petrol station (not 24hr)  in Burnham Market, 3mls east on B1155.

 
Additional Information

• Smoking is forbidden anywhere on the premises.
• A noticeboard with emergency information is on the wall in the kitchen/diner.
• In the living room, on the lowest bookshelf and on top of the chest, are several display stands with tourist information, a visitors' guide to the cottage and visitors' comments book, and a fire notice is displayed on the back of the front door.
• Pets are accepted by arrangement.

FIRE SAFETY RISK ASSESSMENT

BACKGROUND

 

DESCRIPTION

Vine Cottage is a mid-terrace two-storey cottage built in the 19th century of brick and flint with a tiled roof.  There are two external doors, at the front and back of the property, on the ground floor and the windows at front and rear, upstairs and downstairs, are mainly casement with key locks.

RISK TO STRUCTURE

There are no known combustible materials used in the structure of the building and so the risk of accidental fire occurring in the actual structure is very low. No gas is connected and the heating system is oil-fired with radiators, the oil tank being situated within compulsory safety regulatory distance from the building and the boiler being sited externally on the back wall of the property. The property was completely rewired in 2010 and a new consumer unit installed. There are no portable heating appliances. There is an open fireplace in the living room and the chimney is swept regularly.

 

INTERNAL

 

DESCRIPTION AND POSSIBLE SOURCES OF RISK

Floor coverings are carpet to living room and bedrooms, with ceramic tiling in the kitchen and laminate/Marley flooring in rear lobby/bathroom.

a) Living Room

External door to front of property opens directly into the room and guests are advised to leave key in the lock when they are indoors. Fireplace has brick area in front of hearth and is protected by portable firescreen. Electrical appliances ( TV, DVD, video recorder, CD/Hifi unit, table lamps) are fitted with fused plugs and purpose-made extension leads are used if necessary. Casement window to front has key lock and can be opened wide for emergency exit if necessary; key is kept visible adjacent to the window but not in the lock for security reasons. Furniture complies with BS fire regulations. Hardwired smoke/heat alarm with backup battery is fitted on ceiling. Wooden staircase is open-plan to 1st floor.

b) Bedrooms

Main bedroom is open plan to staircase, fireplace is not usable and plastered over. Electrical appliances (bedside lamps and hairdryer) are fitted with fused plugs. Bed and bedding comply with BS fire regulations. Casement window to front  has key lock and can be used as emergency exit if necessary; key is kept visible adjacent to the window but not in the lock for security reasons.  A torch is kept on the window ledge. The power consumer unit is in the cupboard next to the front window. Wooden door leads into 2nd bedroom, which has two casement windows with key locks which can be used as emergency exits if necessary, one window to ground level and one to flat roof over bathroom extension; key is kept visible adjacent to the windows but not in the lock for security reasons. Electrical appliances (bedside lamps) are fitted with fused plugs. Beds and bedding comply with BS fire regulations. Both bedrooms contain wastebins made of metal. A hardwired smoke/heat alarm with backup battery is fitted on the ceiling at the head of the stairs in the main bedroom.

c) Kitchen

All appliances, including the cooker (hardwired), are electric and fitted with fused plugs. The floor is surfaced in non-flammable ceramic tiling. Exit is either through the doorway to the living room or through the wooden glazed door to the rear lobby and external door to the back of the property. Guests are advised to leave the key in the lock of the back door when they are indoors. An all-purpose fire extinguisher is fitted on the side of the cupboard in the rear lobby and a fire blanket is mounted on the wall to the left of the door to the rear lobby. A torch is also kept  on the kitchen shelf.

d) Bathroom

Exit is through the sliding door to the rear lobby and external rear door. The electric shower is double-insulated, installed by a qualified electrician and operated by a pullcord switch in the bathroom. There are no electrical sockets in the bathroom and lighting/extractor fan operates by means of a pullcord switch.

e) Rear Lobby

This contains external door to the property and guests are advised to keep the key in the lock when indoors. Side cupboard contains hot and cold water tanks and switch for immersion heater which cannot be accessed by guests. The heating/hot water programmer box is located on the outside of the cupboard. Coal and wood for the living room fire are kept in the lobby.

 

PERSONS USING THE PROPERTY

 

The property is let as a holiday rental and annually assessed by the Quality in Tourism scheme. Guests include couples and families with young children and babies, and their pets if applicable. Other visitors to the property include the owners, manager and his staff (cleaners) and any specifically appointed professionals eg electrician, builder etc.

 

ACTION TAKEN TO MINIMISE RISKS OF FIRE

 

1.   A notice giving advice of what to do in case of fire is displayed on the back of the front door in the living room.

2.   The guest information book gives further advice about emergency exits and  safe practices when using appliances or lighting the fire in the living room.

3.   Fuel for the living room fire is kept in the rear lobby; matches for lighting are kept out of reach of children on a top shelf in the living room.

4.   Guests are reminded to dispose of ashes safely and to use the fireguard provided.

5.   A notice of emergency telephone numbers is displayed in the kitchen together with directions to the nearest public telephone box.

6.   Hardwired smoke/heat alarms are fitted downstairs and upstairs and the backup batteries are checked regularly by the owners and manager.

7.   The property is no-smoking throughout and notice to this effect is displayed on the back of the front door, in the visitor information book and on literature and booking forms.

8.   Battery torches are available, one in the kitchen and one in the main bedroom.

9.   Wastepaper bins in the living room and bedrooms are made of metal.

10.Council wastebins are kept outside in the parking area, well away from the building.

11.Electrical appliances, plugs and leads are regularly checked by the owners and manager and replaced if there any signs of wear or other irregularity.

12.Any electrical work is carried out by qualified electricians and the oil-fired boiler is serviced regularly by an authorised technician; the chimney is regularly swept by an authorised chimney sweep.

13.The property is checked weekly inside and out by the manager for any defects; in the case of any being found, the owners are notified and appropriate action is taken as quickly as possible.


The owners and manager are aware of the dangers of accidental fire and are committed to ensuring as far as possible that all visitors are also aware and take reasonable precautions to prevent it.
